The building and project revealed considerable challenges as opening-up was carried out. Methods for dealing with previously unknown extents of issues such as, existing façade failures and water ingress, were proposed by Duggan Brothers as these became apparent. The aim of which was maintaining progress and finding economic and sustainable solutions. Planned work sequences were amended, to facilitate progress. Duggan Brothers’ Directors took a detailed interest in the project and attended regular meetings throughout the project, to keep the project on track. This led to a confidence on the client side that even though issues were arising, that they would be dealt with efficiently and that the project would be a success

All works and processes were managed in an efficient and professional way by Duggan Brothers’ highly competent and committed personnel. Duggan Brothers were positive and constructive in their approach, seeking resolution of issues and contributing to problem solving, evident in a number of areas including sequencing of archaeology and substructure works, co-ordination of utility services infrastructure and roads finishes, and attention to detail and material quality in the building envelope, external facades and interior fittings and finishes

From the outset, the project presented numerous challenges which Duggan Brothers approached in a practical manner, demonstrating strong project management and problem-solving skills, particularly during phases of redesign following archaeological discoveries on site. The project was on a restricted site with numerous neighbours and stakeholders, all of whom Duggan Brothers managed with professionalism and care. Throughout the project Duggan Brothers acted with integrity, maintaining an excellent relationship with the client and design team and fostering a cooperative and positive working environment. The quality of the finished project is proof of their skill, attention to detail, and dedication to achieving the desired vision.
